In August, mortgage rates pulled back slightly from their July highs, but overall they remain relatively elevated and continue to fluctuate within a narrow range. Compared to the beginning of the year, market expectations for significant rate cuts in the second half of the year have diminished noticeably.

For home buyers currently sitting on the sidelines, I would offer this advice: rather than waiting for an unpredictable "bottoming out" of interest rates, it is better to choose an entry timing based on your own homebuying timeline, financial situation, and market opportunities. Current inventory levels are relatively high, giving buyers expanded room to negotiate. For buyers with genuine housing needs, this environment actually presents a solid opportunity to secure better purchase prices and transaction terms.

If interest rates fall further in the future, you can always explore a refinance. Additionally, many lenders are currently offering rate buydown programs. Through a buydown, borrowers can lock in a lower effective interest rate for the first one to several years of the loan, significantly easing monthly payment pressure during the initial period.

Great news for conventional loan borrowers: Freddie Mac has updated its Asset Income guidelines!
