Two Cents: June Mortage | WVOE | Home Equity Loan

Mortgage Update – June

Due to ongoing inflation expectations and geopolitical tensions in the Middle East, the Federal Reserve has shown no intention of initiating rate cuts so far. However, overall mortgage rates have declined noticeably compared to the same period last year. In fact, 30-year fixed mortgage rates have fallen to their lowest point in more than a month.
With many local housing markets still favoring buyers, today’s environment provides greater negotiating leverage and attractive opportunities for first-time homebuyers, move-up buyers, and real estate investors alike.

Limited-Time Offers – Lock by June 30

  • Free 1-0 Buydown Program: Reduce the interest rate by 1% during the first year, helping lower the initial monthly payment burden.
  • Refi86 Refinance Incentive: Eligible refinance products may receive up to an 86 basis point (bps) pricing credit already built into the quote.

New Product: Home Equity Loan

To help homeowners make the most of their home equity, we're excited to announce the addition of our Home Equity Loan product alongside our existing HELOC (Home Equity Line of Credit).

  • HELOC: A flexible revolving line of credit that lets you borrow as needed and repay on your own schedule—ideal for ongoing or unexpected expenses.
  • Home Equity Loan: Receive a lump-sum payment with a fixed interest rate and predictable monthly payments, providing protection against future interest rate increases.

Whether you're planning a home renovation, consolidating high-interest credit card debt, paying for college tuition, or accessing cash to purchase an investment property, we can help you find the financing solution that best fits your goals.

Homebuyer's Tool Spotlight: ShadeMap

When buying a home, it's easy to focus on the location, school district, and floor plan—but don't overlook one of the most important factors: natural sunlight. A home's sun exposure can significantly affect your comfort, energy efficiency, outdoor living, and even its long-term value.

ShadeMap is a free online tool that lets you visualize the sun's path throughout the year and see how buildings, trees, and surrounding structures cast shadows at different times of the day. It can help you determine whether a home receives enough natural light, when the backyard gets sunshine, or if neighboring buildings may block sunlight.

Whether you're purchasing a primary residence or an investment property, ShadeMap is a valuable resource to help you make a more informed decision.
